Mostly owners, mostly houses
About 85.2% of Morton Grove homes are owner-occupied, the highest share among the towns on this site and just above Park Ridge's 84.8%. About 73.9% are detached single-family houses, also the highest. About 83.7% heat with utility gas, and Nicor Gas's territory filing lists the village.
That mix puts the furnace, and the decisions about it, in the owner's hands. A house from around 1960 has likely replaced its original furnace, and some still have a boiler. A fall tune-up won't prevent every failure, but it gives a technician a chance to spot a worn igniter, a weak flame sensor or a dirty blower before the first cold week.
Owners of detached houses also control the filter schedule. Check it monthly in the heating season, and change it when it looks gray or clogged. A clogged filter is one of the most common reasons a furnace overheats and shuts itself off.
The furnace tune-up page explains what a fall check usually covers, including humidifiers. For radiators, see boiler and radiator repair.
