Signs it may be time to replace
- A cracked heat exchanger, or a furnace a company has red-tagged
- Repeated breakdowns over the last few winters
- A large repair quote on an older furnace
- Rooms that never heat evenly, even after repairs
- Rising gas bills on a lower-efficiency furnace
Age alone isn't a reason. A well-kept furnace can run a long time; see how long furnaces last and repair vs. replace. Ask each company for both a repair price and a replacement price in writing.
AFUE explained: 95% vs. 97%
AFUE (annual fuel utilization efficiency) is the share of the gas a furnace turns into heat over a season. A 95% furnace turns about 95 cents of each gas dollar into heat; a 97% furnace, about 97 cents. Many furnaces from past decades are rated near 80%, and older ones lower.
Going from 80% to 95% is a big step. Going from 95% to 97% is a small one, so compare the price gap with the rebate gap and any comfort features. Nicor Gas's 2026 program lists rebates of $150 for a 95% AFUE furnace and $225 for 97% AFUE, $350 for a high-efficiency boiler, and $25 for a smart thermostat. Programs change; check nicorgas.com/homerebates. Nicor also lists an extra $25 when a smart thermostat and furnace rebate go on the same application. The 2026 program covers installs from January 1 to December 31, 2026, and eligibility isn't promised.
There is no federal furnace tax credit for 2026 installs. The IRS says the energy-efficiency credit that covered furnaces doesn't apply to equipment placed in service after December 31, 2025.
What changes with a high-efficiency furnace
Furnaces at 90% AFUE and above are condensing furnaces. They usually vent through plastic pipes on an outside wall or roof instead of the chimney, and they need a condensate drain. If an old furnace shared the chimney with a water heater, the company may need to address the water heater's venting too. Ask how each quote handles venting, the drain and the old chimney connection. A smart thermostat can go in at the same time; see smart thermostat installation.
What a replacement job typically involves
Home visit
The company looks at the furnace, ducts, venting, gas line and electrical, and asks about comfort problems.
Sizing
A good quote is based on the home, not the old furnace's label. Ask whether the company runs a load calculation.
Written quote and contract
Model numbers, AFUE, venting, permit, warranty and total price, in writing.
Permit and install
The contractor pulls the permit, removes the old unit and installs the new one.
Startup and test
Gas pressure, venting and a carbon monoxide check, then an inspection if the town requires one.
Furnace replacement in Park Ridge, IL
About half of Park Ridge homes were built before 1960 (ACS 2020–2024). In many of them, the current furnace is not the first, and the ducts, chimney and wiring were sized for older equipment. That is one reason replacement quotes vary so much from house to house. Older homes may have boilers and radiators instead of a furnace; see boiler and radiator repair.
Permits. Park Ridge's permit fee schedule lists a permit for furnace and boiler replacement. Your contractor confirms and pulls it with the City (847-318-5291). In Des Plaines, Niles and the other nearby suburbs, check with the village's building department. In Edison Park and Norwood Park (City of Chicago), Chicago allows Express Permits for replacing heating equipment with equipment that does the same job.
O'Hare sound insulation. Many homes near O'Hare received sound insulation through the City of Chicago's program, which can include added air conditioning; tell the company if your home was in it.
Gas. Nicor Gas serves Park Ridge and every nearby suburb on this site; Peoples Gas serves the Chicago neighborhoods. The rebate comes from the utility program, not from any contractor, and Park Ridge Furnace Repair has no tie to either utility.

Contracts, cancellation and licensing
In Illinois, a home repair contractor must give you a written contract before starting work over $1,000, plus the state pamphlet "Home Repair: Know Your Consumer Rights." Questions or problems: Illinois Attorney General, 1-800-386-5438. Small repairs under $500 may be outside the Act, so don't count on contract rights for a basic service call.
If you sign a contract at home, you may have three business days to cancel, but repairs you asked for and emergency work may not qualify.
Illinois doesn't issue a statewide HVAC license; towns set their own rules. In Park Ridge, contractors register with the City each year and must carry required insurance. In Chicago, most permitted building work needs a City general contractor license. Ask for proof of registration and insurance.
Questions to ask each company
- Are you registered with the City of Park Ridge (or the village where I live) this year, and can I see a current certificate of insurance?
- Will I get a written estimate that lists the diagnosis, the parts and the labor before you start?
- If the job is over $1,000, will you give me a written contract and the pamphlet "Home Repair: Know Your Consumer Rights" first?
- Does this work need a permit, and will you pull it?
- What do the parts and labor warranties cover, for how long, and can I have the terms in writing?
- If a rebate applies, will you fill in the rebate paperwork or give me the model numbers and invoice I need?
- What AFUE and model numbers are you quoting, and does the price include venting, the condensate drain and haul-away of the old furnace?
- Did you size the furnace with a load calculation?

Furnace replacement questions
Is a 97% AFUE furnace worth it over 95%?
The fuel savings between 95% and 97% AFUE are small, about two cents of each gas dollar. The bigger differences are usually the burner and blower type, comfort and price. Nicor Gas's 2026 program lists $150 for 95% AFUE and $225 for 97% AFUE. Ask for written quotes on both and compare the total after rebates.
Do I need a permit to replace a furnace in Park Ridge, IL?
Park Ridge's permit fee schedule lists a permit for furnace and boiler replacement. Your contractor confirms and pulls it with the City (847-318-5291). In other towns, check with the village's building department. Get the permit noted on the written contract.
Is there a federal tax credit for a new furnace in 2026?
No. The federal energy-efficiency credit that covered furnaces doesn't apply to equipment placed in service after December 31, 2025, according to the IRS. For a 2026 install, look at Nicor Gas's 2026 rebates instead, and ask a tax professional about your situation.
Can I cancel a furnace contract after signing?
If you sign a contract at home, you may have three business days to cancel, but repairs you asked for and emergency work may not qualify. Read the contract and the state pamphlet the contractor must give you before you sign. Questions: Illinois Attorney General, 1-800-386-5438.
